The Swanepoel Power 200 was developed in 2013 by Stefan Swanepoel and first published in 2014. It was created as a ranking intended to compare executive authority within the residential real estate brokerage sector. The list was designed to rank individuals across multiple segments of the industry rather than focusing on a single category of organizations. [14][15][16][17][18]
The ranking has been issued annually since its introduction.[12] [17]
Each annual edition of the list is compiled through a research process that spans several months. Approximately 2,000 executives are reviewed each year, from which 200 individuals are selected and ranked. [14][15]
Methodology
The methodology evaluates executive authority within organizations, including roles in strategic decision-making, capital allocation, and management. It also considers measures of organizational scale, such as transaction volume, agent count, membership, users, and geographic coverage. Leadership tenure and the duration of influence within the industry are additional factors referenced in the evaluation process. [8][10]

Editorial policy
The ranking is produced and published by T3 Sixty and is published independently of its consulting and media activities. Rankings are not influenced by advertising or sponsorship, and placement on the list cannot be purchased. Executives employed by T3 Sixty are not eligible for inclusion in the ranking. The Swanepoel Power 200 includes executives and elected leaders from a range of organizations within the residential real estate brokerage industry. These include brokerage and holding companies, franchise organizations and franchisees, MLS organizations, trade and REALTOR® associations, - on a national, state and local level - and real estate technology and data platform companies. The Swanepoel Power 200 serves as the master ranking of industry influence and is further segmented into role-based executive sub-lists, along with distinct lists for the Most Powerful Women, Upcomers, and Outside Influencers. These derivative lists provide focused views of influence across leadership categories and emerging voices.[14][16]
